Although Croatia prides itself with the long tourist tradition, rooted already in Austrian – Hungarian times some 150 years ago, it has become the tourist hit destination only recently. Some world renown journalists have nicknamed it “the new Riviera”.
Differently from mass tourism favored in the seventies and eighties, the Croatian government, in the past decade, adopted the strategic decision to develop the brand presenting Croatia as the desirable destination for middle and high class customers. In the past years, much has been invested in the development of the quality of tourist offer.
Long coastal belts, pursuant to the recent legislation and urban planning and strategies, have been predestined for development of tourist projects – tourist settlements (T2) and hotels (T1) of higher or high category which are currently not present on the coast. In the whole coastal area, from Istria to Dubrovnik, at the moment there is only one 5 star hotel, and the second will be inaugurated shortly.
The experience has shown that, in relation to tourist settlements and due to slow turnovers of investments in tourism, the most favorable have shown the investments in T1 areas, or hotel construction land. After many years, finally the Golf Act has been adopted, creating, thus, the prerequisites for development of that segment. In Europe only, almost 7 million people actively practices golf.
The potential of Croatian tourism is enormous, for over 600 million people live within a 3-hour flight range. Many, living externally from the mentioned range, have discovered Croatia, particularly in the segment of nautical tourism. Almost all journalists, nautical experts and sea devotees, claim Croatia the best world nautical destination.
The tourist sector brings 7.1–7.4 billion Euro gain per annum, whereas the number of tourists in the past few years ranged around 10-11 million, with over 55 million tourist days. Annual growth tourist rate is 2-5%.
Thanks to distancing from the mass tourism strategy, the prices of tourist lands have proved rather high. We, on the other hand, could offer lands the prices of which have proved favorably in comparison to other land prices, planned for tourist project development or already realized tourist contents (hotels, tourist settlements).
